Welcome! We strive to help ensure mutual accountability and responsibility for the benefit of all our residents and tenants. It’s imperative that ALL our residents and tenants fully understand and acknowledge our pet and animal-related policies. We require every pet owner to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. To start, please select one of the two options below that best describes you:
This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process
This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets
This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request
All pets need to be processed through our specific pet screening for verification. The only exceptions are fish, rabbits, reptiles, or hamsters provided they are kept in a customary cage, container, or tank from which they cannot escape.
Pets must have current vaccinations, and may not be one of the breeds that are prohibited as part of our lease. Service Animals and Emotional Support Animals (ESA) must have supporting documentation that they are qualified as YOUR Service Animal or ESA. A Pet Addendum is required as an Addendum to the lease. An additional pet deposit and additional pet rent will be determined based the property the Resident(s) are moving into, how many pets are in the home, and if they are spayed or neutered (pet deposits and pet rent will be waived for properly registered Service Animals and ESAs).
Pet Specific Registration: If the Resident gets a new pet or trades a pet, they must start the entire process from the beginning.
Maximum Number of Pets: All PhoenixSouth properties allow a maximum of three pets per unit or home except Ridgewood which restricts the maximum number of pets allowed to 2.
Additional Deposits and Rent/Fees: The pricing depends on the property for which the Resident resides at.
Breed Resitructions do apply for any pet that is or apperas to be part or all Rotweiller, Pitbull, Doberman, German Shepherd, or Chow.
